11% of rents collected + VAT, plus a setup fee of 30% of one month’s rent + VAT

Find Tenant Service

Ideal if you prefer to self-manage. We’ll market your property, conduct viewings, select tenants, and provide tenancy agreements with deposit registration through the Deposit Protection Service (DPS).

Advertise Plus

£840 (£700+ VAT)

Perfect for landlords who prefer to self-manage but want support with marketing and paperwork. We’ll promote your property across our platforms, handle tenant enquiries, and prepare all tenancy documentation, including deposit registration with the Deposit Protection Service (DPS) — while you conduct the viewings and make the final tenant selection.



Property Advertising Service

£240 (£200 + VAT)

For experienced landlords who like to stay hands-on. We’ll list your property on our website, Rightmove, and promote it from our high-visibility Clifton office — you handle viewings, paperwork, and move-ins.

Tenant Swap Service for existing tenancies

£840 (£700+ VAT)

Sometimes, not everyone in a household wants to renew for another year — and that’s where we can help. Our team can manage the tenant swap process when one or more tenants leave and others remain in the property. We’ll handle the renewal negotiations, prepare the updated tenancy documentation, facilitate deposit transfers, and update deposit registrations accordingly. We’ll also ensure all new tenants complete the required Right to Rent checks, making the transition smooth, compliant, and hassle-free for both landlords and tenants.
