At Bristol SU Lettings, we know your home is more than just a place to sleep. That’s why we work closely with landlords to make sure every property is well-maintained, comfortable, and safe.

Finding the right place can feel like a big deal, especially if it’s your first time renting — but we’re here to help every step of the way. We offer a great range of student homes across Bristol, from cosy house shares to self-contained studios, all with no tenant fees and a hassle-free service. Can’t find what you’re after? Fill out the “Register With Us” form and we’ll let you know when something suitable comes up.

Already renting with us? For emergencies outside office hours, check your Tenant Info Pack or report maintenance issues online. If your plans change and you need to leave early, an admin fee of £150 (inc. VAT) per tenant may apply — just email us to discuss options, please note early releases do depend on the agreement with your Landlord.

When you apply for a property, a holding deposit of £100 per person (or one week’s rent, whichever is less) is required. If you withdraw, it’s usually non-refundable to cover admin costs. If the landlord or agent withdraws, you’ll receive a full refund — and once confirmed, your holding deposit goes toward your refundable security deposit.

Student Housing Launch FAQ’s

Our new student homes are released from mid to late November each year — and we keep adding more throughout the year. To stay in the loop, register on our website so you’re the first to hear when new properties go live.

We list properties in smaller batches to keep things running smoothly and make sure we can respond to enquiries quickly. This means new homes will appear regularly, so it’s worth checking back often!

Once you find a property you like, you can book a viewing easily by calling us, emailing us, or popping into our office on campus.
Some landlords prefer to handle viewings themselves — if that’s the case, we’ll put you in touch with them directly.

Popular properties can go fast! Viewing slots and bookings fill up quickly during busy times, so if you see something you like, call or visit us as soon as possible. Email responses might take a little longer when things get busy.

Don’t panic! We keep adding new listings all year round, right up until summer. There’s always something new coming on the market, so keep checking back or register your details with us and we’ll help you find a great match.

A guarantor is usually a parent, guardian, or close relative who agrees to step in and cover your rent if, for any reason, you’re unable to pay. It’s a standard part of most student tenancies and gives landlords extra peace of mind.
Your guarantor will need to sign an agreement as part of your tenancy paperwork and usually must live in the UK.
If you don’t have a UK-based guarantor, don’t worry — there are alternative options available, such as rent guarantee service.
If you’re unsure or need help finding the best option for you, get in touch with the Bristol SU Lettings team — we’ll guide you through it.

We’re here for you. Whether it’s your first time renting or you’re looking for your next home in Bristol, Bristol SU Lettings is here to make the process simple, friendly, and stress-free.
